HDB transaction in Bukit Merah was City Vue @ Henderson, which sold for S$1.46M
In the middle of yet another big sale at Affinity at Serangoon, a transaction for S$1.46 million has established its position as the second highest HDB transaction in Bukit Merah. Affinity Site Plan has been less than a week since we reported the noteworthy second million-dollar transaction in Ang Mo Kio, and in the midst of yet another substantial Affinity at Serangoon Floor Plan.
The transaction for the home, which is particularly well-known for the stunning views it offers from the upper floors, was recently finalized on somewhere between floors 31 and 33 of Block 95C. The house, which features a three-bedroom layout and is priced at S$1,200 per square foot was completed.
Every one of the seven units in City Vue at Henderson—including the most recent sale—has achieved premium prices for Bukit Merah.
Only two units in Block 95C have three bedrooms, while the majority of sales have occurred in Block 95A. All of these units were located above the 18th level and were priced above S$1.3 million.
The condos in Block 95A are on higher floors, yet this transaction in Block 95C fetched a higher price. It is possible that the pricing difference is related to Block 95A’s location near the intersection, which could indicate that people are worried about the noise from the traffic.
Only a week has gone since we broke the news of the remarkable second million-dollar sale in Ang Mo Kio, and now we’re back in the thick of another major sale – this time a S$1.46 million deal that has firmly established itself as the second largest HDB transaction in Bukit Merah.

A HDB flat in City Vue at Henderson made headlines in 2019 when it reached TOP, and it will do so again in 2024 when it reaches MOP and hits the resale market.
The property, which is known for its stunning vistas from higher floors, recently concluded a deal on a 3-bedroom layout at S$1,200/sq. ft., located on floors 31–33 of Block 95C.
